Here are 5 effective steps you can take to bring your property up to scratch and ready for showing to potential buyers.
1. The kitchen
When it comes to selling a property the kitchen is one of the most important rooms in the house. From a lick of paint, to changing door knobs and hinges, there’s plenty you can do to ensure that you get the full value for your home. If the kitchen looks beyond repair, it's worth investing in some new cupboards and accessories.
2. The Bathroom
Make sure that the bathroom is spotlessly clean and hygenic. Giving it a really thorough clean might be all that's needed, but you might need to replace certain things. While replacing something as major as a toilet or bath isn’t ideal, it can make all the difference when looking to sell. For a quick fix, try updating light fixtures, linens and accessories, and maybe even taps.
3. New Coat of Paint
In Malta, it is very common to find mould forming in the top corners of rooms due to the high humidity levels and the type of stone used in our houses.
As an easy fix, buy a mould killer spray from an ironmongery or supermarket; there are several different types to choose from. Spray over the mould, wipe it off, and then re-paint it to make it look nice, fresh and tidy once again. We also recommend painting over any rooms or walls that may come across as a bit odd or eccentric. Simple pastel colours tend to work best.
4. Tidy-up and Declutter
A simple tidy-up can influence the price of a property significantly. Be sure to pack family photographs and away. De-personalising your property will give potential purchasers a blank canvas on which to imagine themselves as the owners. If you have a lot of furniture you may even want to consider putting some of it into storage. A general de-cluttering will increase the perceived spaciousness of your property.
5. Clean up the Exterior
The first thing a potential buyer is going to notice upon viewing your property is the exterior. Make sure that it looks inviting and well kept before having people over to view it. If the stone looks dark or discoloured, hire someone to give it a good and thorough clean. If the windows are dirty or stained, use a proper glass cleaning solution.
