EU Residency in Malta now available to non-EU citizens

 Malta has a hugely rich history of colonization, thousands of years old, including that of the Knights of St John for nearly 300 years.  The most recent was that by Britain which enjoyed a happy rule for over 160 years until Maltese independence in 1964.  This has ensured English as the other official language to Maltese and its place at the language of business which makes communication very easy indeed.  The spectacular wealth of historical buildings are everywhere to be seen and are preserved meticulously.

 In 2004, Malta was accepted into the European Union (EU), and the “Euro” is its currency.  It is included in the Schengen Treaty, ending internal border checkpoints between 26 countries – this has opened up huge commercial and social opportunities.  Having adopted the best of the Mediterranean lifestyle, Malta now has all the benefits of the EU coupled with its “tax efficient” status making it hugely attractive for investors looking for fiscal benefits and also a social magical lifestyle.

 With fantastic education (Verdala English International School, San Anton, San Andreas); virtually non existent violent crime; excellent medical services and facilities; wonderful Mediterranean food, drink and lifestyle; inviting warm crystal clear aquamarine sea and characteristic rocky ledges as well as fine sandy beaches (a rarity in the Med), you must now be asking yourself, “what’s the catch”?

 There is none.

 The Malta Permanent Residence Scheme is a most attractive residence scheme currently available to individuals seeking to transfer their tax residence from high-tax countries to overseas lower-tax jurisdictions such as Malta.  Of course this is being said over and above other social/political considerations – in case Malta is also an attractive destination.

 The country offers a wide variety of residential properties; same type that might be of interest to the typical SA buyer include marina apartments and penthouses, converted farmhouses in the countryside, houses of character and palazzos in the quaint villages, luxury villas.  Selling prices range from €60,000 to €8,000,000.  Long lets are comparatively cheap, some residences can be rented for 0.2% of selling price per month.

The 5th Annual Luxury Real Estate International Conference was recently held at the Ambasciatori Palace in Rome, Italy.

It gathered Top Real Estate Firms from 9 different countries including USA (Aspen, New York, Beverly Hills, Los Angeles, California & San Francisco amongst others), CanadaFrench Polynesia (Bora Bora), Italy (Florence, Spoleto & Sicily amongst others), UK (London & Berkshire), Spain (Marbella & Palma de Mallorca amongst otehrs), Portugal, Netherlands, Israel & Malta.

The conference was hosted by John Brian Losh, Chairman and CEO of Luxury Real Estate, a membership-driven luxury brokerage assemblage based in Washington, USA.  The network includes the most prominent global luxury brokers and meets 3 times each year, nationally and internationally, to discuss current real estate trends.

The recent conference in Rome covered multiple topics of great interest to those who serve the high net-worth demographic.  An ongoing theme, covered at each of the conferences, is the state of luxury market around the world.  Discussions focused on what strategies are most effective in the current world economy, ways to build business and establish connections in international markets and using social media tools to impact one’s real estate business.

Spanish Galleon, The Times of Malta

It would not have been around at the time of the Great Siege of 1565 but passersby must have been reminded of that epic conflict when Galeon Andalucia, a replica of a 17th century Spanish galleon berthed at Pinto Wharf yesterday afternoon. The 52-metre long vessel is on its way to China for the 2010 Shanghai Expo.

Super Yachts at Grand Harbour Marina, The Times of Malta

Six super yachts visited Malta over the last few weeks, namely Southwind Of, Galaxy, Anastasia, Triton, Linda Lou and Maltese Falcon. The Anastasia and Maltese Falcon are seen berthed at the Grand Harbour Marina in Vittoriosa. The Maltese Falcon is the third largest private sailing yacht in the world and is registered in Malta. The Anastasia boasts six state rooms, seven decks, a jacuzzi, a gymnasium, an aquarium and a disco lounge. A spokesman for the Grand Harbour Marina said: "Our marina is purposely built to attract and accommodate some of the largest super-yachts in the world. In fact, in the last two years alone Grand Harbour Marina has berthed over 230 different super-yachts of varying lengths ranging from 30 to 130 metres in length."

Alice in Wonderland queen explores Malta connection – The Times of Malta

Actress Helena Bonham Carter, who stars as the Red Queen in Alice in Wonderland, was in Malta for a brief holiday retracing the steps of her great uncle, Charles, who was Governor of Malta in the late 1930s.

She was here with her partner, director Tim Burton, their two children and some close friends on board actor Johnny Depp's boat Vajoliroja.

The Vajoliroja sailed from Naples and spent a few days in Gozo before ending their three-week holiday in Malta, berthed at Grand Harbour Marina in Vittoriosa.

On arrival, Ms Bonham Carter made it a point to visit the Grandmasters' Palace in Valletta to look up her uncle's name on a plaque listing all those who governed Malta during British rule.

They were due to leave Malta last Friday but were stuck here, grounded by the flight cancellations that plagued Europe over the last few days. As a result, their stay was extended by another six days, which the couple turned into an opportunity to pay a second visit to the city. They left on Thursday, as soon as flights resumed.

They were accompanied by Edward Woods, managing partner of BWA Yachting, the company that handled Mr Depp's yacht. He presented them with a copy of John Manduca's publication The Bonham-Carter Diaries, which looks at the period during which Sir Charles Bonham-Carter governed between 1936 and 1940.

Mr Woods said: "Helena and Tim were particularly intrigued by the rich colour of our Maltese stone and by the fact that Malta boasts an illustrious history and such an impressive artistic legacy.

"They kept asking many questions about Malta's role under the Knights, about the Great Siege and about Valletta and its architecture. They were also particularly intrigued by our Maltese traditional balconies."

They are very close friends with Mr Depp, who is the godfather of their first child Billy Ray, and the trio has collaborated on several box office hits such as Sweeney Todd, Charlie and the Chocolate Factory and the 1990 classic Edward Scissorhands, which was directed by Mr Burton and starred Mr Depp.

The partners at BWA Yachting Malta, part of an international franchise, are over the moon that the first private yacht to be welcomed to their new facilities at the Grand Harbour Marina was that belonging to a world renowned actor... to say nothing of his famous guests.

Our estate agency’s commission

 


77 Great Estates fees are the following:

 

1. Sale of property under sole agency agreement:

 

  •  3.5% sale value payable by vendor

 

2. Sale of property not under sole (i.e.  open) agency agreement:

 

  •  5% sale value payable by vendor

 

3. Commercial lets:

 

  •  10% of the average annual rent payable by lessor and
  •  10% of the average annual rent payable by lessee
  •  In case of premium, 5% of premium payable by lessor

 

4. Long term residential lets (6 months or more):

 

  •  Half one month’s rent payable by lessor
  •  Half one month’s rent payable by lessee

 

5. Short term residential lets (less than 6 months):

 

  •  10% of total rent payable by lessor and
  •  10% of total rent payable by lessee

 

77 Great Estates’ minimum total fee is €350.  All fees, rents and premiums stated above exclude Value Added Tax if any.  Fees are paid once parties enter the final contract.

Valletta Grand Prix - The Sunday Times Malta

The historic bastions of Valletta served as a backdrop to the 2010 edition of the Valletta Grand Prix, a weekend of races with Malta's crème-de-la-crème of classic cars competing.

The races, on May 8 and 9, marked the end of six days of events.

Participants went on various drives and sightseeing trips. On May 6, the cars were scrutineered at Hal Far. Scrutineering ensures that each car is in accordance with the rules as stipulated by the event organisers. A series of drag races ensued at the raceway.

President George Abela received participants at San Anton Palace on May 7. Valletta Waterfront was the destination for that afternoon's Concours d'Elegance. This involved participating cars being judged on criteria such as condition, rarity and value.

Three foreign judges, Guy Broad, a Jaguar specialist, Toby Ross, an Italian and French car valuation specialist, and Ron Middleton, a racer and rally driver, will be determining the best car at the event.

The main event kicked off on the morning of May 8, with practice and show runs displaying competing cars and others from Maltese clubs representing other motorsport disciplines.

The day's sprint races started from the bottom of Crucifix Hill, next to Valletta Waterfront's cruise liner terminal. The finish line was at the top of Great Siege Road.

The participating cars departed at a few second intervals and were timed individually over the race distance.

On May 9, participating cars were split into five classes according to their age and modifications. The races started and finished in Nelson Avenue. Show runs were on in between each race.

The classic cars raced against the clock around the formidable bastions of Valletta, happily with no incident.
